Choosing home security: read the term, then look at the cameras

Home security is the one household service still routinely sold on a long agreement. The equipment is the easy part to compare and the part every salesperson wants to talk about. The monitoring contract is where the actual commitment lives, and it is worth reading first.

The short version

Monitoring is what you are buying. A camera notifies you; a monitored system has someone verify the alarm and dispatch help whether or not you saw the notification. Check the term length, whether you own or lease the equipment, and whether monitoring has cellular backup. Then compare cameras.

Monitored versus self-monitored

A self-monitored setup sends alerts to your phone. If you are in a meeting, driving or asleep, nothing happens. A professionally monitored system routes the alarm to a staffed center that attempts to verify it and then requests police, fire or medical response. Whether responders are sent, and how quickly, is the emergency service’s decision.

Which you need depends on one question: is the house empty during the day? If yes, monitoring earns its money. If you mostly want to see parcel deliveries and check on a pet, a good camera on its own may be plenty.

The contract is the decision

  • Term length. Monitoring agreements commonly run 36 to 60 months. Ask the number, and ask what leaving early costs.
  • Equipment ownership. Financed equipment is yours and moves with you. Leased equipment goes back, and that changes the math if you might move.
  • What happens if you move. Some providers relocate the system, some restart the term. Ask before signing, not after.
  • Price after the promotional period. Monitoring rates step up too.

Cellular backup matters more than resolution

A system that reports over your internet connection alone stops reporting when the internet goes down — which is also what happens if someone cuts the line. Cellular backup keeps the monitoring path alive independently. It is a small monthly difference and it is the difference between a system and a decoration.

Camera resolution, by contrast, is where specifications get oversold. The useful questions are how many days of clips are stored, whether storage costs extra, and how the camera performs at night.

Sensible coverage for most homes

Front and back doors, any ground-floor window that is out of sight from the street, a motion sensor covering the main living space, and a doorbell camera. That covers the ways people actually get in. Adding a sensor to every window sells more hardware than it prevents break-ins.
